The Greece Golden Visa Program is one of the most accessible and flexible residency-by-investment pathways in the European Union. Investing in residential real estate is the most popular pathway to obtaining a Greece Golden Visa, with minimum investment requirements based on the property’s location. In high-demand areas, such as the entire Attica Region (including Athens and Piraeus), Thessaloniki, Mykonos, Santorini and all islands with populations over 3,100, the minimum investment is €800,000 in a single residential property of at least 120 square meters.

In all other regions of Greece, the minimum investment is €400,000 for a similar property type. A lower threshold of €250,000 applies in special cases, including the conversion of commercial properties into residential use before visa issuance, or the purchase of protected buildings provided full restoration is completed prior to the first residence permit renewal. Properties in high-demand zones may face short-term rental restrictions. Further, investments may be made individually or jointly, as long as each party meets the required minimum.

Applicants may also qualify for the Greece Golden Visa by investing in approved financial instruments. This includes a minimum €500,000 investment in shares of Greek-registered companies (excluding developers), government bonds issued by the Hellenic Republic or time deposits held for at least 12 months with Greek banks.

Alternatively, eligibility can be obtained with a minimum investment of €350,000 through participation in Greek-based mutual funds or listed Real Estate Investment Trusts. All investment options must adhere to Greek financial regulations and be carried out through authorized institutions.
